Question 1: Why should I consider hiring Fernandez Designs?

Answer:

Fernandez Designs brings to the Bay Area 40 years of architectural design experience specializing in 2nd story additions, room additions and new home construction. We have also been actively involved as a general building contractor for the last 21 years. This integral combination of design and building experience gives us a clear understanding of construction techniques and state of the art products, which are vital for construction success. All new construction projects come with the backing of our staff architect to mediate the process, resulting in high-caliber work for every project.

Question 2: How do you charge?

Answer:

Fernandez Designs charges a flat fee based on the size of the project and complexity. The price remains the same no matter how many conceptual drawings are completed.

Question 3: What happens if the city or county does not approve my drawings?

Answer:

We guarantee all of our drawings to comply with local city codes and planning regulations. Your project is reviewed with the planning department prior to commencing your project.

Question 4: Can my house have a 2nd story addition put on?

Answer:

All houses evaluated for potential 2nd story addition are engineered for the foundation to accept the additional weight of a 2nd story. This process is done by retrofitting your existing foundation to withstand the weight load of the 2nd story.

Question 5: What if my house does not meet uniform building code standards due to its age?

Answer:

All new projects that are done to your home are redesigned to meet new uniform building code standards. We look especially at new earthquake retrofitting techniques.

Question 6: How long does the architectural plan process take?

Answer:

The average time for a 700 ft2 room addition project is 12 weeks. A 2nd story addition can generally last 24 weeks.

The length of the project varies on the client’s ability to make a decision on the choices handed to them as well as any architectural review board hearings that are sometimes required for 2nd story additions.

Question 1: Once my design is approved and construction contract is signed, how long will it take for my project to begin?

Answer:

Typically no more than 2 weeks.

Question 2: What is the average square foot cost of an addition?

Answer:

Based on current prices the average cost is $250 per square foot. This varies from project to project and also must take into account the existing affected area.

Question 3: What are your field working hours?

Answer:

Our projects start from 8:00 a.m. – 4:30 p.m., Monday through Friday. We work on the weekends if there is a time constraint or project urgency.

Question 4: Do you use subcontractors?

Answer:

Yes—we have a long-term relationship with a careful chosen few who work exclusively with us and meet our high standards on a continual basis. (We don’t shop for the low end.)

Question 5: Who are your field employees?

Answer:

Each project normally consists of three field employees: one foreman for your project and two trades personnel.

All our projects are assigned a project manager that manages employees, subcontractors, material handling, and dealing with you, the client on a daily basis. The project manager is easily accessible for any questions or concerns via job site meetings or their cell phone.

The CEO oversees projects once a week via an onsite meeting/inspection.

Question 6: How do I know what’s going on with my project on a daily basis?

Answer:

Question 7: Does a 20-day preliminary lien notice sent to me, mean that there is a lien on my property?

Answer:

No, it only means that in the event of a payment default from the client that the subcontractor has the right to place a lien on your property in order to ensure payment.

Question 8: What are the most important pieces found in our construction contract that you need to ask for?

Answer:

  • The total contract amount with a payment schedule
  • Start and completion date of the project
  • A detailed item, by item specification of what you are receiving
  • A list of items NOT included in the contract (leave nothing to assumption)
  • A 3 day rescission notice giving the client the right to cancel the contract
  • A workmanship warranty—minimum requirement is of 1 year, however FDB offers 3 years on all services rendered
